It is truly remarkable how much information you find on the internet regarding foreclosures to be completely wrong. Such information ranging from incorrect property addresses to valuation estimates that make absolutely no sense to the fact that the property simply does not exist. Despite all of the buzz about foreclosures, the local real estate market here is relatively healthy with only 1 in every 1,117 properties being in some stage of the foreclosure process in Beaufort County. This is important because foreclosures here are "scarce" compared to other areas and that factor makes the chance of a higher future return in a shorter time frame much greater.
However, due to the high concentration of "overnight investors" in the Hilton Head Island market, we have seen an unusual increase in foreclosures in the area. Hilton Head Island typically is not an area where you see foreclosures due to the affluent market it attracts. But, due to the rampant run up in market values during 2004 and 2005 seasons, many people suddenly decided they wanted to get in on a piece of the action. Turns out, a percentage of those "overnight investors" really did not have the cash flow to stay the course through this short down turn market cycle. Therefore they are either forced to sell for a considerable loss or let their property fall into foreclosure.
Having said that, not all foreclosures are as good as they may seem. Many times the banks will place the property back on the market for what is owed to them (many times these were purchased with close to 100% financing) plus all expenses involved in dealing with a foreclosed property. You also have to consider that many of these properties were purchased at the very top of the real estate boom market and valuations have since moved back into line with 2003/2004 pricing levels. Being that the case, this may very well price the home or condo higher than we see other similar resale properties currently on the market.
